Island House

The architecture is defined by a structural grid that gives the villa its rhythm and rigidity, a framed system that organizes the facade and carries through the spatial logic of every floor. A structural order that invites the landscaping in through natural order, carving pocket courtyards throughout the villa. Materials are travertine and hammered stone, premium finishes chosen for their weight and texture, grounding the building in its site. The ground floor reads as a distinct base, darker, heavier, with the upper floors lightening above it, as if the house lifts itself from the earth.

That relationship with the ground is taken further at the first floor terrace, where the facade itself becomes a planter, dissolving the boundary between built form and the surrounding garden. The building doesn't sit beside its landscape, it grows into it.

The program is organized into a clear spatial hierarchy across its levels. At ground, formal living and dining rooms anchor the public face of the house, the kind of spaces where guests arrive, dinners unfold over hours, and the house performs at its best. A show kitchen, butler's kitchen, flower room, and china room sit quietly behind the scenes, ready for whatever the evening demands. The garden anchors the heart of the plan, where family life gathers more casually between the formal and private worlds of the house.

The upper floors belong to the family. A first floor is arranged around a library and communal table, where mornings start, and the house breathes at a slower pace. Above it, the master suite on the second floor is conceived as a self-contained residence within the house, with its own lobby, library, spa, gym, and separate his and hers suites, a private world at the top of the home. A rooftop sanctuary and open-to-sky garden complete the sequence. Below grade, the basement resolves recreation, staff accommodation, and service infrastructure with the same architectural care as the floors above.
